The annual Columbus Apartment Association (CAA) Bus Tour offered members, property managers, and industry professionals an immersive way to explore new developments, housing trends, and unique community offerings within Columbus’ evolving rental market. This year’s tour, held on a crisp autumn day, showcased some of the city’s most exciting communities, blending modern luxury with historical charm across vibrant neighborhoods.
Starting the Journey: Evans Farm The tour began in Delaware County at Evans Farm, a community where modernity meets small-town charm. Known for its mixed-use spaces that encourage living, working, and visiting, Evans Farm welcomed CAA members in style. Partnering with ServiceMaster Restore by Neverman, attendees were treated to mimosas and breakfast delights as they explored beautifully designed town-homes and garden-style flats. The spaces balanced contemporary aesthetics with classic neighborhood appeal, setting a welcoming tone for the day ahead.
A Downtown Delight: Crossline Apartments After a warm start, the group boarded the bus, provided by CAA member Homestead Companies, and headed south to the OSU and Short North neighborhoods. The next stop was Crossline Apartments, a stunning new community with breathtaking views of downtown Columbus. Members toured the luxurious studios, one-, and two-bedroom units, each space radiating modern elegance paired with comfort. The resort-style amenities, from a chic clubhouse to an inviting pool, created an atmosphere that felt both elevated and relaxing. Guests enjoyed a delightful breakfast spread, courtesy of ServPro, while taking in the impressive cityscape views.
Cultural Heritage Meets Modern Living: The Ogden Apartments Event Co- Chairs Jennifer Knapke and Benji Jackson ensured everyone stayed on track as the group continued south to King-Lincoln Bronzeville. As they arrived, the notes of jazz from the historic Lincoln Theatre seemed to echo through the neighborhood. Nestled within this culturally rich area, The Ogden Apartments offer urban sophistication with a nod to the neighborhood’s jazz and civil rights history. Each floor is named after a famous musician, paying homage to the area’s roots.
The tour began in The Ogden’s elegant lobby, where attendees were given insight into the building’s history. Flooded with natural light, each unit boasted high ceilings, large windows, and premium finishes that created a bright, airy atmosphere. The visit included a delicious lunch and treats provided by Contractor’s Inc, which kept spirits high as members explored the vibrant community spaces. The Ogden’s design beautifully balances urban life with comfort, making it a gem in Columbus’ cultural heart.
Historic Charm in the South of Main: The Ethan Apartments Next, the tour moved to South of Main, an area where nostalgia blends with luxury. The group arrived at The Ethan, where modern architecture complements the historic charm of this grand neighborhood. Inside the community’s spacious gathering areas, attendees enjoyed a beautifully arranged charcuterie board and libations from The Waterworks.
The Ethan’s unique floor plans, thoughtful amenities, and attention to detail offered an “urban oasis” feel, complete with a rooftop deck boasting panoramic views. After ensuring no one was still basking in the sun on the deck, the group boarded the bus for the final stop.
A Carefree Lifestyle at Overlook Park Excitement buzzed as the group headed east toward Olde Pickerington Village. Overlook Park, surrounded by lush gardens and parkland, greeted CAA members with a pavilion featuring a cozy wood-burning fire pit overlooking a resort-style pool. Known for its “live, work, play” lifestyle, Overlook Park offered a tranquil escape without sacrificing convenience. The spacious, modern apartment designs exuded a chic yet cozy vibe.
Inside the clubhouse, a Halloween-themed spread courtesy of M&O Property Solutions kept the festivities going. The property manager’s dog, Sweetie, dressed as Dorothy, added a touch of seasonal cheer, making it hard for attendees to leave such a warm, inviting atmosphere.
The tour concluded back at Evans Farms, where attendees raised a glass at Standardized Brewing to celebrate a successful day of discovery. This annual CAA Bus Tour fostered connections and showcased the diverse, evolving landscape of Columbus’ multifamily housing market. From historic neighborhoods to modern urban oases, the tour exemplifies how Columbus continues to grow and diversify, strengthening the local housing market for all.
If you missed it this year, keep an eye out for next year’s tour—an event that always brings CAA members together in unique ways. By collaborating, showcasing properties, and learning about the latest trends, CAA members play an active role in moving multifamily housing forward in Central Ohio.
